1. IN ADDITION TO THE SILVER PLAN, URBAN LUXE COLLECTS ALL RENT DUE. 2. MAINTENANCE CALLS WILL BE HANDLED BY OUR PM SERVICE TECHS OR OUTSIDE VENDORS DEPENDING ON THE NATURE OF THE CALL. COST OF MAINTENANCEIS BILLED TO THE PROPERTY. 3. THE OWNER RECEIVES A MONTHLY PROPERTYREPORT REFLECTING RESULTS OF THE PREVIOUSMONTH ON THE 1ST OF EACH MONTH. 4. IF RENTER DEFAULTS PM TAKES THEM THROUGH THE COURT PROCESS FOR EVICTION IF THAT SHOULD BECOME NECESSARY. 5. IN THE EVENT THE PROPERTY IS VACANT WHENURBAN LUXE TAKES OVER MANAGEMENT, OWNER FEE DOES NOT BEGIN UNTIL A RENTER IS OCCUPYING THE UNIT. UNLESS, URBAN LUXE IS SPENDING ACONSIDERABLE AMOUNT OF TIME PREPARING THE PROPERTY TO BE "MOVE-IN" READY. *PROPERTY MANAGER WILL CONTACT TO DISCUSS PRICING
